Pent Roof Problems Often Easy To Spot

Post Remodeling Fixed This Screen Door and Pent Roof ProblemA recent project diagnosis was made easier by homeowners in Fort Washington.

After arriving, the homeowners told the experts from Post Remodeling & Handyman Services their front screen door doesn’t open fully. At one point, it certainly did. Upon further investigation, a significant gap was revealed between the pent roof (sloping on one side only) and brick facade. The gap was caulked periodically but was now over an inch wide.

The solution required more than just another round of quick caulking.

Post Remodeling devised a custom-solution involving the following:
New Patio by Post Remodeling

  • Remove cracked, thin stucco overhang ceiling.
  • Install reinforcement to the fascia beam of the pent roof plus plywood gussets to join beams and stiffen the assembly.
  • Install three new posts to provide additional support.
  • Re-roof area and install new flashings cut into the brick.
  • Install bead-board ceiling and new entry door.
  • Paint!

The finished product looks remarkable. The homeowners are thrilled with their new front porch and also excited about their newfound peace of mind!

 

A Cautionary Tale For Do-It-Yourself Remodelers

After beginning the project themselves, the homeowners contacted us to help finish the project. After a few installation headaches involving some of the already-ordered materials, the job was completed.

Recently, the homeowners had more issues with some of the custom-ordered items – in particular, the vanity top and sink. From here, Post spearheaded the project, returning the defective pieces and using our expert fabricator to custom make both parts which were installed seamlessly.

Easy Fixes for Hidden Sources of Air Leakages

Basement Insulation - Post RemodelingAir leakage inside your home can be a major source of energy loss, especially in the summer and winter months. A homeowner’s HVAC system will have to work harder in order to replace energy lost through any poorly insulated areas such as windows.

While it may be a counter intuitive source of air leakage, your basement is a high-value target for energy savings. Easy access and relatively inexpensive materials makes this a no-brainer for most homes.

In many cases, simple fiberglass insulation is all that stands between indoor space and the exterior of your home. As you can see, this home in Blue Bell had quite a few areas where air was entering their basement.

To remedy the problem, the experts at Post Remodeling & Handyman Services, Montgomery County’s leader in energy efficient remodeling projects, placed a layer of foam insulation closest to the exterior and sealed it with spray foam to completely seal the area. To finish, the existing fiberglass insulation was included as secondary rather than primary insulation.

The addition of foam insulation will help normalize temperature inside the home – keeping things warm in the winter and cool in the summer.

Monthly Home Maintenance Scores Cost Savings

Furnace Filter Replacement - Post Remodeling & Handyman ServicesThe expert team at Post Remodeling & Handyman Services recently began a monthly home maintenance regime with a long-time customer in Malvern.

Their larger home has three HVAC units, a generator, well water, water softening, water filtration, humidification, and dehumidification systems. Recently, the Post team replaced furnace filters in their HVAC unit (image at right). As you can see, the previous filters were very dirty and clogged! This restricts airflow and is an efficiency killer. It is also hard on the blower of the air handler.

Replacing these filters as needed (once a month if you run your fan continually) should be at the top of every homeowner’s list to ensure the efficiency of their HVAC system. We generally recommend a filter with a MERV-8 rating. Change them regularly!

Post generally recommends leaving the air handler fan on all the time (except when windows are open in spring and fall) to take advantage of constant air filtration and to help even out air temperature throughout the home.

Other regular maintenance items on this project include vacuuming refrigerator coils, upgrading lighting to LED lamps as old bulbs burn out, replacing water filtration components, testing safety systems, gutter cleaning, plumbing inspection, and taking care of the ever-growing handyman list.

Custom Cabinets – an Elegant Bathroom Addition!

Custom Cabinets - Post HandymanDuring the remodeling of two separate bathrooms at a terrific home in Wayne, PA, a client asked if Post Remodeling & Handyman Services could replace the plywood doors on an original built-in cabinet. She had the great idea of using an obscured glass paneled door.

We found this corduroy pattern glass and custom made the doors to fit in the existing space. This treatment really “lightened up” the room and elevated the aesthetic of the bathrooms.

This is an example of the collaborative nature of what we do and our custom capabilities. The client’s vision – made into reality!

Bathroom Updates – Pre-Planning is Key

A repeat client in Maple Glen, satisfied with a previous project from Post Remodeling & Handyman Services, was interested in remodeling a powder room in their home. The homeowners ordered all the materials they thought were needed and asked Post Remodeling to review the cabinet dimensions. The room itself was small and the layout was not changing.

The vanity ordered by the homeowner from Home Depot was damaged in transit. After a month, the replacement arrived. After arriving to begin the project, Post Remodeling found the following:

  • Vanity was missing the “toe kick”.
  • New medicine cabinet had a chipped mirror door.
  • Vanity top was sized incorrectly and not usable.
  • No padding ordered for cork floor.
  • No new receptacles or switches provided.

Post Remodeling was able to correct each of the problematic areas. Post provided or fabricated all missing components.

In addition to the extra work required to correct the situation, some prior professional planning and product selection would have yielded a roomier, more functional powder room.

A Small Bathroom in Radnor Gets Huge Results

A newly remodeled bathroom in Radnor by Post Remodeling & Handyman ServicesA Radnor homeowner who found us via our positive reviews on Angie’s List recently purchased components to replace an old vanity/top/faucet and mirror, ancient medicine cabinet, and worn out lighting fixture.

They aimed to remove the old components, paint the walls & ceiling, and install new fixtures. While the bathroom was small, the new items selected by the homeowner in addition to a bright, fresh wall color really makes the bathroom look tremendous.

As part of the project, an old medicine cabinet was replaced with a custom-made niche which now houses a retractable mirror – a very creative use of space.
